Is a commercial lease right for me?

If you’re interested in the security of a long-term tenant without any of the day to day responsibilities of a landlord; If you want to receive market rents with no voids and no fees, then our commercial lease could be the perfect solution.

Setting up a commercial lease with us is very easy…

  1. We agree a monthly rental amount that you would be happy to receive.
  2. We provide a commercial lease agreement that has been drafted by our solicitors and sets out all of the important terms.
  3. We take over the management of the property and fill it with our professional clients.
  4. You receive your guaranteed rent and watch your bank balance grow!

The risks…

There are always risks when renting your property but by using a commercial lease agreement the risks are mitigated as we use a specialist solicitor to create a tightly written contract. The following are some of the risks/concerns associated with this type of agreement:

  • We are unable to make the monthly rent payments… If we are late with a rent payment by more than 30 days you can immediately regain possession of the property. Unlike an assured short-hold tenancy (AST) your commercial contract with us has no long notice periods necessary to regain possession. 
  • Our clients don’t take care of the property… We screen each client but as we have contracted to return the property to you in the same or better condition than when we received it – this is our problem, not yours!

Our promise…

The agreed monthly rent we pay you is guaranteed, whether we have full occupancy or not, so you don’t have to worry about voids. By providing our clients with luxury accommodation for flexible periods, along with professional services during their stay, they are willing to pay a premium which covers our costs and provides us with a profit. You get the monthly amount you desire and we take anything above that amount after paying the bills. 

We clean and check all appliances and the functionality of any integrated systems (such as heating, fire safety, internet, security) to ensure each client has a safe and enjoyable experience, has only positive feedback and is keen to return.

We are covered by public liability and professional indemnity insurance and we are accredited members of the Redress Scheme who would handle any major complaints or issues and effectively act as our regulator.
